1. Introduction

Welcome to Homes by Jacq ("we", "our", "us"). These Terms and Conditions govern your use of our website www.homesbyjacq.com and the booking of serviced accommodation through our platform.

By making a booking or using our website, you agree to these Terms.

 

2. Nature of Service

We provide an online platform for direct booking of serviced accommodation. We act as:

• property manager 

We reserve the right to refuse bookings at our discretion.

 

3. Booking and Payment

• All bookings are subject to availability and confirmation

• Full payment is required at the time of booking

• Prices are shown in UK pounds (£) and include applicable taxes 

• You agree to provide accurate booking and payment details

We may cancel a booking if payment is not received or is flagged as fraudulent.

 

4. Cancellation and Refund Policy

• Cancellations made more than 5 days before check-in: full refund

• Cancellations within 5 days: partial refund (50%)

• No-shows are non-refundable

We reserve the right to cancel bookings due to unforeseen circumstances (e.g. maintenance issues). In such cases, we will:

• Offer alternative accommodation where possible, or

• Provide a full refund

 

5. Check-in and Check-out

• Check-in time: 3PM

• Check-out time: 10AM

We offer free early check-in (up to 1pm) or late check-out (up to 12pm) for direct booking guest subject to availability. Requests must be made and approved in advance.  Unauthorised early check-in or late check-out will be charged. 

 

6. Guest Responsibilities

By booking, you agree:

• To treat the property with care and respect

• Not to exceed the maximum occupancy

• Not to host parties or events unless explicitly permitted

• Not to engage in illegal or disruptive behaviour

You are responsible for any damage caused during your stay.

 

7. Security Deposit

We may require a refundable security deposit of £200.
This may be used to cover:

• Damage to property

• Excess cleaning

• Breach of house rules

Any remaining balance will be refunded within 5 days after check-out.

 

8. House Rules

Each property may have specific house rules, which will be provided before or at check-in. Breach of these rules may result in:

• Immediate termination of your stay

• Loss of payment and deposit

 

9. Liability

To the fullest extent permitted by law:

• We are not liable for loss, theft, or damage to personal belongings

• We are not responsible for events beyond our control (e.g. power outages, weather, third-party service failures)

Nothing in these Terms excludes liability for death or personal injury caused by negligence where prohibited by law.

 

10. Website Use

You agree not to:

• Use the website for unlawful purposes

• Attempt to disrupt or interfere with the website’s functionality

• Misuse booking systems or payment processes

 

11. Privacy

Your use of the website is also governed by our Privacy Policy, which explains how we collect and use your data.

 

12. Changes and Availability

We reserve the right to:

• Modify or withdraw accommodation listings

• Update pricing and availability at any time

 

13. Termination

We may cancel your booking or restrict access to our services if you breach these Terms.

 

14. Governing Law
