What is Guaranteed Rent?

Guaranteed Rent means you receive your rental income on time every month, no matter if your property is empty – change to – Knowing that for the duration of the agreed term you will have a consistent monthly income with no voids and no issues. As the agreement is with a company and not an individual you can feel confident that payments will be made as agreed, regardless of occupancy.

No, your agreement will be with Homes by Jacq, providing the property to us for our business use. We have a separate agreement directly with our clients / guests in accordance with our company processes and we vet our guests accordingly. We guarantee the rent and maintenance of the property regardless of who is staying or whether or not it is occupied.

I'm concerned about who will be living in my property. How are they vetted?

Our main clients are companies that are looking for accommodation for their employees while they are working away from home. We are very selective about who we work with. When guests book directly with us we vet them ourselves to ensure they are suitable.

Question 7

Will there be a high turnover of guests and won't this increase wear and tear on my property?

Accepted Answer

We are very selective about the type of guests that will stay at your property but nonetheless accidents will happen and wear and tear is inevitable. We perform regular checks on the property so that we can identify and address issues early. In addition we take full responsibility for maintaining the standard of the property throughout the term.

What happens if I want to sell my property before the term ends?

For the long term security of both our landlords and clients we prefer to sign a 3-5 year lease. However, we understand that circumstances can change and we can therefore include a break clause at the end of year 2 so that you can exit at that point if necessary.

Question 9

Is sub-letting legal?

Accepted Answer

Yes, we will provide you with a company let agreement which enables us to sub-let your property. This agreement gives you much greater protection as a landlord than an AST agreement does. Unlike traditional tenancies - our guests do not have tenant's rights over your property.
